CNN Central News & Network-ITDC India Epress/ITDC News Delhi: Delhi-NCR’s luxury housing market is witnessing strong demand as affluent buyers increasingly look for larger homes, premium amenities, better connectivity and established or emerging lifestyle destinations. The trend is particularly visible across key micro-markets in Gurugram and Noida.

Gurugram remains a major centre of luxury housing activity, with Golf Course Road, Golf Course Extension Road, Dwarka Expressway, Southern Peripheral Road and New Gurugram emerging as important residential corridors. JLL reported that Gurugram accounted for 43% of Delhi-NCR residential sales in Q2 2026, with demand concentrated around Dwarka Expressway, Golf Course Extension Road, New Gurugram and Manesar.

Golf Course Road continues to represent an established premium address, while Golf Course Extension Road and Dwarka Expressway are seeing significant developer activity and new luxury launches. Gurugram’s festive-season pipeline is estimated at nearly ₹1 lakh crore, with developers preparing projects including branded residences and senior-living communities.

Noida and Greater Noida are also gaining attention as infrastructure-led development expands the NCR housing map. Delhi-NCR’s premium housing segment has recorded strong growth, with homes priced above ₹1 crore accounting for around 71% of residential transactions in Q1 2026, according to an Equirus Securities report cited by Business Standard.

JLL has also reported that premium housing priced above ₹10 million recorded a 30% year-on-year increase in sales nationally during Q1 2026, reflecting continued demand from higher-income buyers.

For festive-season buyers, factors such as location, connectivity, project approvals, developer track record, construction status and total ownership cost remain important considerations when evaluating luxury homes across NCR micro-markets.
