India’s real estate landscape is undergoing a significant shift, with Tier-2 cities emerging as important growth centres beyond the traditional metropolitan markets. Recent industry reports point to stronger housing demand, infrastructure expansion and rising economic activity across several emerging cities.

According to CRISIL Intelligence, residential demand across 10 major Tier-2 cities grew at a compound annual growth rate of 14% between FY2021 and FY2026. Nagpur, Coimbatore and Lucknow recorded demand growth of around 20% during the period.

A CII–Knight Frank India report released in September 2026 also highlighted the growing momentum of 11 emerging markets, including Bhopal, Indore, Jaipur, Lucknow, Nagpur, Kochi, Coimbatore and Visakhapatnam. Residential prices across these markets rose 63% between 2021 and 2026, compared with 42% across India’s top eight cities.

The transformation is being supported by improved roads, airports, metro networks, industrial corridors, digital connectivity and the expansion of employment centres. Developers are also attracted by comparatively lower land costs and the availability of larger parcels, allowing them to develop plotted projects, larger homes and integrated communities.

However, the growth story is not uniform. Rising property prices, construction costs, inventory levels, employment opportunities and resale liquidity remain important factors for individual markets. Analysts have also cautioned that future growth will depend on the strength of local economic activity rather than infrastructure alone.

The emerging pattern suggests that India’s real estate growth is becoming increasingly distributed, with Tier-2 cities playing a larger role in shaping the next phase of residential development.
