CNN Central News & Networks / ITDC India ePress / ITDC News /Agencies/ Delhi: New Delhi: Work is under way on a plan to promote residential, commercial and institutional development around the Namo Bharat rapid rail corridor. The National Capital Region Transport Corporation (NCRTC), in collaboration with the National Capital Region Planning Board (NCRPB), is exploring possibilities to develop new urban centres under Transit Oriented Development (TOD) on proposed routes, including the Delhi-Ghaziabad-Meerut corridor.
In this connection, NCRTC and NCRPB recently organised a consultation workshop. Government officials, real estate developers, consultants and industry representatives took part and discussed the policy, regulatory and financial arrangements needed for the plan. The objective is to develop planned residential and commercial activities around transport facilities and encourage private investment.
Sarai Kale Khan is being seen as an important centre in the plan. Connectivity with Namo Bharat, Delhi Metro, Indian Railways and the interstate bus terminal is available here. Because of this, there are possibilities for developing employment-based commercial, retail and institutional activities in the area.
Under the proposed TOD model, the concept is to develop residential apartments, offices, retail markets, hospitals and other facilities around stations in an integrated manner. Along with this, safe routes for pedestrians, feeder services and public spaces will also be made part of the plan.
Developers have pointed to the need for arrangements such as flexibility in land use, an increase in floor area ratio (FAR), a simpler process for land pooling and single-window clearances to attract investment. However, the shape and implementation of these development plans will depend on the relevant policy decisions and further process.
NCRTC’s aim is to link planned urban development with the transport network, so that the Namo Bharat corridor does not remain only a means of commuting but can also promote new centres of employment, housing and economic activity.
