Property demand is set to rise in Delhi-NCR and other major cities, with investment of $4.5 billion.

New Delhi. Investment and property demand in the country’s real estate sector continue to strengthen. In the first nine months of 2026, private equity investment in the Indian real estate market reached about $4.5 billion. This is 16 percent higher than the same period last year. The investment is expected to increase demand for residential and commercial properties in major cities in the coming period.

Investors are focused on major cities including Delhi-NCR. In the real estate market, cities such as the Mumbai Metropolitan Region, Delhi-NCR, Bengaluru and Hyderabad remain important for investors and buyers. Employment opportunities, better connectivity, infrastructure expansion and business activity in these cities are boosting demand for property. In addition, the expansion of commercial activity in cities such as Chennai and Pune is also supporting the real estate market.

Office space demand has also accelerated. In the first nine months of 2026, demand for office space in the country’s six major cities was recorded at 60.7 million square feet, 6 percent higher than the same period last year. Expansion plans by global capability centres (GCCs), technology companies and firms linked to financial services have strengthened this demand.

Interest is also rising in industrial and alternative assets. Investors are no longer limited to residential and office property. Investment is also increasing in sectors such as industrial and warehousing facilities, hotels, logistics and data centres. According to experts, infrastructure development and business expansion could give fresh momentum to the real estate sector in the coming period. However, construction costs and rising home prices remain a challenge for buyers.
